Private property pre purchase maintenance

We are in the process of purchasing a property that we already occupy, finance is contingent on us making some remedial repairs. Based on a VERY thorough building report the following has been highlighted to us which we need some assistance fixing up. - Replacing loose/popped roofing nails, upgrading these nails to a roofing Tek screw - Deterioration to the bottom edge of the modified plaster chimney, repairs will be required to prevent the possibility of moisture penetration - Separation between the ridge and hip cap on the east side of the dwelling above bedroom 1, further fixings and sealing will be required - Cracking in the modified plaster at external corners and centre panel of the chimney, repairs will be required to prevent the possibility of moisture ingress and water damage to surrounding timbers.
