First we need a draftsman to draw plans and help submitting to council We need a simple small bathroom downstairs as we are going to have someone living with us long term. They arrive in the last week of October. There is already a large room downstairs excavated out in the 1970s- hsa beams etc. We have looked under the house- and there is plenty of room to add a small bathroom (approx 6-7 sqm)- but requires cutting a hole through the wall which is concrete block for the bottom 1 metre then gib above- then some excavation under the house- maximum 3 cubic meters of dirt (about knee -to- thigh height)and some rocks. The dirt and rocks don't necessarily need to be carted away- could be left under the house. The new bathroom is likely to need a 2 metre long corridor to get to it as this is takes you to the spot under the house where there is the least dirt to excavate. Then it is a case of building a new bathroom with gib villaboard with a toilet , with a multisan pump or something like that, as main swere line is in back yaerd which is uphill, standard shower, small vanity. and plumbing and wiring. The hot water cylinder is right next to the house at this point and there are copper pipes running across the rafters ( just below the floor of the house) so would be easy to access to these for the plumbing. We have done minor projects on our previous house and so we have a fair idea of how long projects take etc- It shouldnt be too big a job- would take a working week tops. Budget includes plumbing, electrics, ( we have a friend who is an electrician) shower, toilet, vanity ( i.e. the completed job) We can paint ourselves. Budget is $10,000- $15,000 for the whole job. Appreciate council consent may be needed for the toilet/ sewerage. Would like to get quotes this weekend- we both work full time so would need to be free to come over this weekend (doing a quote on the weekdays would not work for us) to quote if interested.
