Hello, I need the exterior of my house painted in September/October. It is a rental property and I am based in London, but use a property manager in Johnsonville. This job requires good communication, with me (overseas), property manager and the tenants. It is a weatherboard 1960's house. It is only one level which requries painting, but the way the foundations are set, 1 1/2 sides of the house a two storey. There is also a substantial amount of garden, some against the house, which will require some careful hands! I would be obtaining quotes over the next couple of weeks, and meeting with 2 painters in early September when I am home for a few weeks. During the job I would expect photos to be sent and updates to be emailed. Also when I meet with you, I will need some suggestions for colours. I am planning on using a off white, maybe with a small tint of grey in it. I require the paint stripped back to bare boards, some weatherboards may need replacing, and nails etc to be replaced also. Trent provided me with a very competitive quote. He began the work in October 2010, with myself having paid $3500 for the materials upfront. I do understand and accept that sometimes that can be required at the beginning of the job. For 3 months I was getting updates and invoices on a regular basis. Being overseas for me the communication was the most important part of the job. After xmas I received almost no communication from Trent. I had to have family phone him to query him where he was at. He responded very slowly to any sort of emails. I needed the job done by early Febuary as I was having new tenants move in. The job was finished in late April Which meant the new tenants were having to avoid scaffolding for almost 3 months while he was not even there finishing the work. Even at this point, most of the job was done well except for the front of the house which was very poor workmanship. I had at this point still owed Trent $730, but was witholding it until the job was up to scratch. After being threatened with legal action for witholding money I paid over $430. I do acknowledge I owe him a further $300, but I will not be bullied into paying. Once I receive photos of the remedial work he will be fully paid. I believe 7 months to paint a relatively easy house is not acceptable. I believe the communication was poor (only in the final 4 months) and while most of the house was a good quality, the front section was poor at best. I am happy to answer any questions from anyone who has any, but I would only recommend Trent if you had a lot of time to spare and the resource to keep following him up. Being overseas I would not recommend him.
