Exterior Painting

The house is a typical weatherboard 1930's bungalow. The exterior paintwork is estimated to have been painted 6-7 years ago and is now looking tired and in need of a new paint job. The total wall length (including a single small garage) is around 61m, and the total floor area is around 140m2. Measurements are approximate. The wall height above the concrete footing around the house varies, but is typically 3.0m high and rises to around 4.6m at the highest roof peaks. 1.0 Surface Preparation The work would involve all that is necessary to prep the surface (sand and primer where needed) prior to applying a new layer of paint. The goal is to keep all suitable paint surfaces that can be painted over. Sanding down to good wood may be needed for some areas where paint has deteriorated enough to expose wood. The prep work would involve, but not be limited to, the following: - All weather boards (house and small garage) - Fire Place brick wall (below the roof eave) - Fascia (and Fascia cover) and soffits that are high above ground in places - All external window frames (Drip cover, Mullion, Sills, Grilles, Apron, etc) and including jamb surfaces but not interior - All external house doors (one single front door, and two sets of french doors), including jamb surfaces but not interior. Garage doors excluded. - Shingles located on one side of house high up and beneath the bay window) - sand down window glazing putty and prime. 2.0 painting Painting to be completed on final prep surface (primed where needed) to match the same house colours. The actual colours are not known yet but in general: - Weather boards, small brick wall, windows, doors, soffits, fascia, window glazing putty, etc (see photos) are all the same 'white' colour; and, - Window sills and shingles are all the same 'bluish grey' colour (see atatched photos). Timing: It will be ideal to get this job done this summer early 2023. Exclusions and assumptions - The wall lengths and heights reported are approximate only - The house concrete perimeter footing and steps are excluded - Roof surface excluded - Garage doors, and one long edge (~5.4m) that backs onto a property. - Chimney height that is above the roof eave.
