House touch up to ready for sale

We have a bach in Omaha we are selling late in the Spring. We require some external staining, most has been done but one or two north facing walls need another coat. We also require internal touch ups in parts of the house which is 18 years old. I can meet tradesperson there to get a quote and they can run the job on their own with a key to gain access once pricing is confirmed. No photos at this stage would be a case of going around house with painter deciding which walls, skirting to be done etc
