Interior Painting of Ceiling

House is a four-bedroom, one-bathroom (plus one kitchen and lounge), which requires a new coat of paint for the ceiling prior to being able to rent it out. There is a fireplace in the lounge and above it has gone a bit black with the smoke and soot - we have had some trouble removing it with sugar soap. I don't have the paint on hand, however standard interior white paint is fine.
