House Extension

I need to built the most cost effective way at least 1 simple room to be added onto my house. preferably able to be split into two rooms, a bedroom and an entertainment room. I'll need an electrician to install new lighting and plugs. I will need plans drawn and help with building consents first of all. I need rough estimates as soon as possible to be able to give to my bank.
