Building Inspection without generating a Report

I'm considering purchasing a house built in 1950s, and there's evidence of an old leak as shown in the attached photos. According to the seller, it was leak from the gutter and was addressed ten years ago. Could someone provide insight into the severity or likelihood of any structural damage based on these photos? Additionally, is there anyone available at Wellington, Lower Hutt, who could accompany me to an open house on this Sunday --- at 2:30 pm for this specific property and provide an estimate for the repair costs? A building inspector who can provide advise without generating a report would be much appreciated.
