I am writing to ask for a building inspection, for industrial property, 58 Glasgow St, which I have under contract and I am carrying due diligence investigations on it right now. I am going to obtain the LIM report for the building this Friday, and afterward, I will provide the LIM to the building inspector, I wish you can help me with the following information: - Check the building's structure including roof, cladding, plumbing, structure, weather tightness, moisture issues. - Check council records to confirm compliance. - Inspect to see if any specified systems are onsite (determine if a BWOF is required). - Check smoke detectors onsite, advice if meets requirements - Provide advice about any potentially required fire compliance upgrades to be compliant for the intended use. - A full visual inspection of the electrical installation. Removing switchboard covers and inspect wiring in cavity spaces. Advise of any fire hazards or dangerous wiring that requires attention. - Provide advice on any potentially required electrical upgrades required to make the property safe. - Inspect fire extinguishers onsite and report on any upgrades or maintenance required. - Check the height of the ceiling for purposed mezzanine. - Visual inspection of roof condition and structure, offer an opinion on condition. - Take photos of the building from inside and outside including anything of note during the inspection.
