Floor Level Assessment

Not from recent builder report: Spot floor levels were taken. An approximate variation of 60mm was recorded. This variation is outside of MBIE guidelines which state a maximum total variation of 50mm. The most notable variations are in the Lounge area and Bedroom 2. A full floor level survey should be completed for a detailed picture of the floor level variations. The input of a structural engineer is required to determine the cause of the subsidence, as well as a suitable repair strategy. Our builders report from 2019 noted: The timber floor has undulating levels throughout the house with the largest drop of 24mm over 1.2m recorded. This generally means ground pile or foundation movement – typical for a house of this age. While the rpoert for our potential buyers notes: 40mm over 3m (in the living room) but doesn't state where the 60mm deviation is. We need to quantify the floor levels issue so we can have an informed conversation with the buyer about whether work is required or the deviations are within those expected.
