Builder's Inspection

I'm looking to buy a house and would like two specific things checked. I do not need a written report, just a qualified person to inspect cracks in the chimney cladding and what seems to be a hatchway door in the floor (possibly to access under the house), and to tell me their professional informed view on these two items and any consequences thereof. I'm looking for an affordable service, not willing to pay a fortune just to check those two items. If you're willing to do that, then please let me know. I'll need to arrange access with the estate agent, and they seem to be fairly flexible.
