Fireplace Installation

I have recently moved into a house and discovered the fire needs replacing. I have an insert fire which is in need of replacing - I believe water may have come in under the chimney flashings and over time corroded the top plate. So the options I have are to replace the insert fire with another one or secondly make some modifications and create an alcove to have a free standing fireplace. I can source a fire but if you have trade connections you maybe able to source one at a better price so I am happy to be quoted with fire included. So there are four options I would like quoted for: (a) replace insert with fire sourced by you (b) replace insert and fire sourced by me (c) create alcove, install fire as per picture and fire sourced by you (d) create alcove, install fire as per picture and fire sourced by me rough measures are included in photos - height of chimney - floor to top (single storey) is approx 4.5m - flue would need to be part of quote. Time is of the essence in that I'd like it done before May, And reliable and quality installation essential. Also I think I need council consent - can you assist with this process? I am happy for you to come round and assess before providing detailed quote.
