We have a couple of issues. When we had our chimney swept recently the technician commented that the rubber boot at the top of the chimney is ripped and flapping. Is this something you are able to fix for us? Also at our other property (3 mins away) the property manager has told us that the chimney technician who visited said the stack is cracked and should be knocked down. We'd like a second opinion on this and what other options there may be. A new fireplace was installed in 2006 so if we can repair we'd like to explore this option. Thanks.
