Good morning, I have just purchased the property at the above address and the builders report has highlighted a number of repairs required to the roof together with the current chimney being a seismic hazard. The current owner has never used the fireplace and the previous owners have passed away, therefore the current state of the fireplace is unknown. If the fireplace isn't safe then I am looking at removing the chimney altogether; however if it is safe then I would like to replace the current chimney.
