HI My Partner is selling her house and needs minor repairs done to get council consent..Here is a report on what needs done The remedial work requires is as follows. The rafter that has been cut back to allow installation of the flue requires to supported, this is to be completed as to NZS --- figure 10.11.(a,b,or c) which every one work best for the situation. A LBP builder will have a copy of the standard. The Gap between the ridge board requires to a minimum of 25mm air gap between timber and flue. (note a triple lined flue has been installed this may decrease the gap, however calcification from the wood burner manufacture is required) The specification provided with the application require a heat saver flue kit to be installed, as to there requirements, this has not been completed. The smoke detectors will be tested again when the re-inspection is completed. The ridge flashing requires some remedial work to ensure it will remain water tight. We were not able to assess if the flashing fully bridged the ridge gap and if there were up stands to the sides of the flashing to prevent wind low moisture entering the roof space.
