We require our brick chimney to be removed to just below floor level ahead of some repiling work, and have a tight deadline with work to be finished on or before March 10th. Unexpected surgery has meant I am unable to do this myself. Option 1: Remove the chimney all the way down to just below the floor joists, complete by March 10th at latest. No internal finishing/closing up work required, but install a small cap on the existing raised square roof flashing. Would like to leave mantel in place if possible (ie. just remove wall panel above mantel). Option 2: Remove the chimney down to below roof level (as far into roof cavity as possible) and put a small cap on the existing raised square flashing. With this option ideally this would be complete by 3rd March, to give us time to remove the rest internally ourselves. It is an internal, single story (1925 timber bungalow) brick chimney (with lime/sand mortar) with an insert (open) fireplace. Single story house on flat section with good access to roof, but there is about 15 steps up from street level to section. We do not require the bricks/rubble to be disposed off, these can be left on the lawn and we will manage. We could provide some people power to shift bricks.
