Ceiling tiles repair

Hi there, we have a rented unit with some of the existing ceiling tiles sagging in a section of 1 bedroom. The tiles need tacking back up and \or adhesive. Also please check for any other causes of this such as leaks or framing misalignment. The tenant advises there is no leaking but some staining has appeared. We'd prefer just to restore the existing ceiling tiles at this stage and not re-line the entire ceiling with another product. Possibly the area will need touch up stopping and some matching paint in the effected area. Nb, I would be interested to know the type of ceiling insulation up there and if it is dry.
