Ceiling access hatch creation / installation

My elderly mother had 2 leaks in 2 years from the upstairs bathroom into the lower bathroom ceiling. So the ceiling had to be cut open twice, so this time we want to install an access hatch so future leaks can be fixed without cutting open the ceiling. We have a small plastic hatch (425mm x 310mm) although it is a bit small and maybe it would be better to build a custom hatch made out of ceiling gib board that goes across the ceiling (the bathroom is about 910mm wide). There is already a small hatch but that is on the other side of a large joist and plumbers can't reach the pipes from there. Please specify if your quote is for installing the plastic one we have for creating a custom gib hatch.
