Roof Cavity Inspection

I am selling a property and have had a building report that has noted slightly elevated moisture readings in a small patch in one room. I have been advised it is likely not leaky roof or plumbing related but needs investigation. It’s a difficult area to get to so boards would need to be laid down over the framing and insulation and crawled along to inspect and rectify any issues. Would then require a repaint if the ceiling and plaster/fix of ceiling gib as required in that room. Unfortunately quite time sensitive so the sooner the better would be great.
