General wear and tear at my tenants house

My tenants have had a few things come loose recently and I think it's time to get someone in who has the ability to basically go through the house and address about 5 small issues eg screws coming out of the wall on the towel heater etc. There's nothing too challenging I've attached the photos they've sent me and there is also a potential problem with the insinkerator which they say is "dripping on the inside" - so it's not leaking onto the floor but something is leaking within the case. It is a townhouse located in Parnell.
