Renewing rubber window seals on aluminium double glazed windows

I have a client who is experiencing issues with water getting into the property which is of concrete tilt panel construction. Windows are 25-28 years old according to the client and still have the original glass & seals. House is on 3 levels, 1x window on the 2nd floor & 2x windows on the first floor. 2 of the windows have top hung sashes around 800mm x 600mm side by side with 4 x small 300mm x 300mm fixed panes above them. The other window is in a toilet around 800mm x 600mm. Unsure of which size and shape seals may be required but happy to do a site visit for confirmation. Scissor lift will be provided for safe & better access to complete the works.
