Tidy garden

We are buying a property in P North but will be renting it for about 12 months before we move down there ourselves. The garden is well maintained - fairly big but only shrubs and easy to keep, but the agent feels we shouldn't make the tenant responsible for it. They can do the lawn. Do you have an hourly rate for a long-term job?
