Garage Door Fix Up

Just moved in to a house... Large Garage, with two separate Garage doors. Both different makes / models. opening / closing is operated by separate buttons (one doorbell type!) in the house). One of the doors doesn't close properly, and sticks a lot. I basically want to be able to have the ability to open and close from either the garage, the house, or on a key fob from the car (for either door) and have both work smoothly... Both doors are approx 258MM wide. The right hand one stick on opening and closing. Don't know what the answer is, open to options.
