Johns garage door.

The current door is an old tiltadoor. It has never closed properly since the earthquakes, and recently one side broke away completely with metal fatigue on the main bolt. I am thinking of replacing it with a Roll up type door. I'm unsure if you can still get manual roll up doors, or if it needs to be powered? This means cars can park right up to the door and not have to allow room for the tilt door. The hole for the door measures 272 x 196.
