Stud/Base Plate Repolacements.
Job description
We have three areas that need the studs and base plates replacing. Area 1 - Garage Back Wall. Area 2 - Under House by Door. Area 3 - Under House wall behind Garage GIB. All studs/plates are load bearing (supporting house) and are adjacent to neighboring studs/plates. We purchased the property approximately 5 months ago and have noticed rotten studs/plates from water ingress, left by the previous owner(s) for years it seems. We feel that it's critical to replace where the studs/plates have rotted through. We are addressing/investigating the causes of all leaks which will be rectified but want to get things sorted sooner rather than later. We are not experts, just handy people that know our limitations, these issues being some of them, so we need expertise to sort this out. I can add more photographs if required but hopefully the attached are good enough for now. Honestly have no idea as to costs involved. We imagine acrow props are a certainty along with previous experiences with similar issues and confident. Inspections welcome to accurately quote and discuss if necessary.

We wouldn't hesitate to sue CJS Construction again. Initial contact and communication was welcoming, professional and genuine. Their project manager arranged an initial site visit to discuss our requirements and any questions/concerns that we raised and photograph/ascertain the work involved in comparison to our job request posted on Builderscrack. Timelines and scheduling was organized quickly. Once the job started it was completed in the estimated time. CJS kept to their costing. Recommended!!
