We have a 1908 3 bedroom villa which has sunk quite a lot. We want to do some renovations on it but first we need to have an estimate of what it would cost to "lift"/repile it. We think it would be best to do this before we renovate. The house needs some serious insulation and under- house wet-proofing as well. Rewiring will be needed and later if we can afford it we'd like to pull down the badly built lean-to kitchen and build a new one. Of course we'd also need some plumbing too. We would like to start the job with a person very experienced with working on old wooden houses on around March 1st 2017. Before we can really start planning what the budget will be for this we'd love to have a ball park figure for what lifting a house would cost. There is a chimney in living room but if it were possible to remove it without endangering the house structurally, we would do that and put in a wood burner somewhere else in the room. We would like to change the roof to corrugated iron as well but possibly We might have to do things in steps to make it all financially possible. Priority order would be: 1) house lifting 2) insulating exterior walls and under floor 3) rewiring 4) after house lifting front veranda bottom needs to be rebuilt Am contemplating whether we should get an architect. Does anyone know one who has lots of experience working with old villas?
