Toilet/Laundry floor replacement & re-covering.

Floor between laundry & toilet has an ever increasing soft spot under the lino (suspect this is due to leaking issue we had a few years ago before replacing toilet but has gone un-noticed till recently) Have lifted a portion of lino and looks like particle board of some sort, (although rest of house is timber flooring), is rotting/disintegrating. Worst case scenario if the whole of toilet floor needs replacing the area is approx. 1.6m x .900 but may need to include assistance of plumber for that scenario? I am on limited budget so first priority is replacing to safe standard to prevent further deterioration and cosmetics (floor coverings) may have to wait. Would still be keen to get an idea of cost to replace floor coverings in something economical but sensible for entire bathroom/toilet/laundry area (approximately 10 sq. metre in total) Would appreciate quote/estimate as soon as possible please for bank to approve mortgage top up for this and other repairs/maintenance work around property.
