Floor sanding / revitalising

Hi, I'd like a quote for revitalising the wooden floors in a new house I bought. I'm unsure if it would need a full sand, or whether polishing parts would suffice. I'm unsure as to the exact species, but I believe it to be Tawa. House is in Forrest Hill. Total area is around 73m2, consisting of 3 bedrooms, hall, and bathroom, roughly 34m2. Kitchen, lounge and dining totaling around 40m2. The latter seems to need it more than the bedrooms, as there are noticeable scratches and wear. If it helps, photos can be viewed: --- / Many thanks.
