Timber flooring returns

We have timber floors underneath our carpet in the lounge, dining and office areas. It looks as though it may have been polished back in the day. We want to sand and restain with something more grey based and are after a more rustic finish as we have dogs - so they will end up rustic regarldless! A floor board needs replacing. Also looking for advice about pulling up the tiles in the kitchen which would have the same flooring underneath.
