sand and water based polyurethane 85m2 of existing Rimu flooring

we need a rimu floor on a bungalow sanded and water based polyurethaned. The floor has had all carpet removed and lino tiles removed. It has not been varnished before but has orange or grey paint around the outside of a couple of rooms and blackish stain around the outsides of some of the rooms. We have removed most staples. It is approx 87m2 and consists of 5 rooms and an entranceway. We want the job completed by 15 April.
