Floor sanding and refinishing

I have removed the carpets in our house and have sanded/varnished one of the bedrooms which has come out well, and in process of the second. The house is 1947 in Musselburgh in Dunedin, the wood appears to be rimu I am looking to get our lounge, small passage and dining room and 1 small study sanded and varnished with a clear coat, Unfortunately I don't have the time or the tools to do it correctly and with less dust for the main living area. 1 will need 3 floor boards replaced, can be part of the floor board by looks of it. There is a small area of where a fire was concreted over I am not sure what options around that are but its not a large area, I have included a photo of it (second to last photo) We will remove the furniture so the work area will be clear, and all nails and similar have been removed already. The total area to be done is around 43 square metres give or take. Possibly the second bedroom could be finished off also, which we can discuss. The last photo is the bedroom I have done myself to give some sort of idea of how it turned out, the wood in this room was also varnished quite dark and still came out well. I can add more photos if needed, let me know, also if some more info is needed let me know also. We are hoping to get this done before Christmas if possible, its not set in stone but would be great if that was an option. Thanks and look forward to hearing from you. Andrew
