Kitchen flooring

Hi! We're partway through a kitchen reno and need the floor done - We've taken it back to the floorboards and are just trying to decide between putting down wood-look vinyl, or, polishing up the floorboards. Only thing is the floorboards aren't perfectly flat It's a pretty standard 60s house, i guess maybe 15-20 m^2 area, Are you able to take a look? And quote on polishing and coating it?
