Sand and finish existing timber floors and options for other part of floor

We have just bought a house that has carpet in the living areas / hallway. Under the carpet is a combination of hardwood and what appears to be some pebble-coated tiles (presumably part of the house was previously an outdoor area). We would like to consult with someone who will be able to advise on options for sanding / polishing the existing timber flooring and then how we deal with the other part of the floor. We would like to know if (for the pebble-coated tiles) we could polish/coat in a smooth finish, or what the cost would be to replace that area with timber and sand/polish that, or any other options. We are not interested in wood laminates / hybrid materials and if we go down the timber option we would prefer to buy reclaimed timber. Attached is a floor plan for the property. The areas we are talking about is the area marked 'Living / Dining 6.85 m x 5.89 m' and the hallway from the main entrance leading up to the kitchen and left to the bathroom (but not the hallway that branches off to the right).

I highly recommend Element Flooring - Connor and his team were quick to arrange a time to come and quote the job after my first enquiry, and continued to be responsive throughout the project. The work was exactly on budget and completed within the timeframe indicated (there were some unknowns re timing but Connor explained the reasons and kept us updated).
