Replace residential fence

The existing wooden fence around rental property is warped and rotting. I'd don't know whether to replace it with another wooden fence or use colour steel or corrugated iron, since all the fences in this area seem to have the same warping issue. I'd want advice on this please. Not sure of length fence(s) sorry, I hope the photos give a bit of an indication though. I would like a cost effective, long lasting, low maintenance fence since its at a rental property. Thanks
