Hi there, I need to obtain a quote to clean and repair my roof, gutters and spouting. I have a two story house in Johnsonville, and have photos available from the builder report I can send in a PDF when interested in the job. Detail from my builders report below: Roofing Description And Limitations Covering - Main slope : Decramastic Tiles In Reasonable Condition Covering - Second Slope : Decramastic Tiles In Reasonable Condition Covering - Flat Roof : Not Applicable Not Applicable Roof Construction : Pitched Roof Roof Finish : Chip Finish Probability of Leakage : Low Chimneys : No Chimney Not Applicable Flashings : Decramastic Flashing Complex Junction Well Detailed Fascia : Timber Good Spouting / Guttering : Upvc Spouting General Good Condition Spouting / Guttering Comments :Gutters Need A Clean Out Soffit / Eaves : Hardies Sheet Good Skylight(s) : No Not Applicable Borer - Roof Structure : No Visible Signs Borer - Trims : No Visible Signs Borer - Exterior Cladding : No Visible Signs Borer - Sub Floor : No Visible Signs Borer - Comments : Not Expected For Age Of House Borer can remain hidden inside timber for 4 years before emerging Aerial/Dish : Aerial/dish Sighted Comment No significant issues with the roof found at the time of inspection. The decramastic type roof tiles appear well fixed in place and are in reasonable condition, all Ridge flashings are well fixed in place and in reasonable order, there is a minor amount of lichen noted to areas which will need treating, the chip coat seal has come away from areas which will need resealing at some stage, the odd dented roof tile was noted which is not ideal, there are no seal washers to the lower tiled roof fixing which is not ideal but very common, overall the roof is showing normal wear and tear for age and type noted. The plastic type spouting appears well fixed in place and is in good condition, the spouting does need cleaning out in areas noted, all downpipes appear well fixed in place, all downpipe bracket fixings should well sealed at the cladding junctions, I recommend spreaders to all lower downpipe and roof junctions noted, the downpipes well connected to stormwater drainage. Please refer to the roofing observation section of report for overall findings regarding the roof areas of the property, as with any roof of this age ongoing maintenance will be required from time to time.
