Existing 70m2 single story house on a hill site in Lyttelton. We will be demolishing everything aside from the existing piles and subfloor framing in the existing house. A new two story build will be built on the existing 70m2 foundations, with 33.5m2 being a new foundation of where the new build will extended. Completed house size will be 140m2. We will be only requiring the LABOUR COST only as we will be purchasing and organising all the materials ourselves. Please allow for the following Labour works and highlight anymore that you feel are requried. Setting out. Health and safety. Hand trimming of excavations to footings and piles. Boxing of footings as required. Placing of reinforcing. Pouring of concrete to footings to lower floors and piles to upper floor. Framing and flooring to extended portions of lower floor. Timber framing to ceilings, roof, gutters, soffits etc. Rondo ceiling battens. Installation of 150UB Erection of trusses. All fixings, joist hangers, z nails etc Plywoods and fillets to butynol roof areas. Timber barge and fascia. Plywoods soffits. Building wrap and flashing tape. Please supply separate scheduled costs for: Bulk Excavation. Scaffolding. Retaining wall. Temporary services (Electrical, water, toilet) Demolition of existing house cost.
