We want to have the timber (we think Matai) floors sanded & finished in our 1950s house, and would prefer a water based urethane finish (we have a young family). We are able to move out of the house for several days to allow for the work to be done, are flexible with when (must be before June), and will move all furniture off the floor ourselves. Approximate areas and condition are [all timber in good condition, no borer or rot]: A. Bathroom/toilet: 3m2 (old lino still stuck to floor, haven't been able to remove it) B. L-shaped hallway:7.5m2 (carpet removed, previously varnished) C. Kitchen/laundry/dining (open plan): 15m2 (in laundry end, 2.5m2 of old lino still stuck down as per bathroom - remainder all lino & staples removed but old glue still on floor) D. Lounge: 18m2 (carpet will be removed, previously varnished) Could you please provide either an estimate or a m2 rate - for areas A/B/C (which we will definitely do), and also for area D (which we will do if can justify the extra cost). Once I have estimates/rates I will ask shortlist tradespeople to view the floor and give a firm quote. Can you also please advise your experience sanding wooden floors - years or number of jobs and whether you can provide references. Thanks!
