Sanding Rimu Floor (Not Polishing)

I am wanting a wooden rimu bedroom floor and inside the double wardrobe to be sanded only (not polished). There are some small carpet staples in the floor which we will attempt to remove before the job is started. The size of the areas are: Bedroom Area: 10.3 square metres Wardrobe Area: 1.1 square metres The flooring has never been polished or sanded before. There are some minor splotches of paint and should not need a major sand. Later on we will be applying our own oil finish. We would expect a well done job with the room left clean and dust free. We would also like the job to be done ASAP. All furniture etc will be removed prior to the job being started. All doors will be removed if required before the job is done.
