Laying of T & G hard wood floor area is approx 5.8m x 4.8m/28 sq m . The hard wood is Yakka and comes in lengths of approx 2.7/3mtrs. We are thinking of laying the flooring lengthwise, i.e the 5.8m way however if aesthetically looks better by the 4.8 way then we would go with that. This is a rectangle shaped room and is part of a new extension to existing home. The wooden flooring would be going onto concrete foundation floor. The room is very much a rectangle shape with no odd corners etc. We would also like to consider sanding and polyurathene as part of the job or we may need to contact another tradesperson? We expect a perfect job and the tradesperson selected to take into account the intermittent grain that shows in this wood when laying out. We may require references.
