Replace rotten bathroom floor

Upon ripping up particle board covering what should be rimu floor boards, we have found rotten floorboards in the bathroom (about 2 x 3m) that has a large corner spa bath. We need advice on whether to replace the floor with rimu(expensive) or something far cheaper and then lino over the top. This is our first rental, we are already over budget and we only have two weeks before this property needs to be rented out! We need someone to help as we don'r know what to do or how to replace it.
