Envisage this job to suit a semi-retired carpenter specializing in repairs and maintenance tasks. Initially, I see this job being a 1-day job, involving the following initial/urgent tasks:- 1. Repairing two opening windows [100cm x 40cm approx] in the clerestory, easily accessed from the surrounding flat roof. One window requires new hinges, whereas the other requires for the timber joinery frame containing the double glazed panel to be repaired - the bottom section having parted from the two vertical sections. 2. Replace the door handle and lock to the exterior basement door. 3. Replace existing nail fixings to a south-facing roof flashing, to ensure a tighter and more secure fixing to the timber fascia. The section of flashing is approximately 6 metres long, and is easily accessible from the outside deck i.e. will only require a small step ladder. 4. Repair part of a timber fixing to a small fanlight window that has sprung-out due to the heat. Window easily accessible from the deck. 5. Adjust opening timber double doors to the deck, so that the door closes and locks more easily. 6. Adjust front timber entry door to enable it to operate more easily. 7. Repair parts of half-round timber retaining wall, all accessible from standing position.
