Remove all rotten existing chip-board floor in upstairs single toilet, following long-term clean-water leak from defective cistern. About 4 - 5 sq. metres of new floor (replacement)required. Condition of under-side (floor joists, etc, not known and may also require some degree of stabilization or repair.) Once floor replaced, seal upper side, and lay new vinyl to standard suitable for protecting floor against minor leaks in future. Damage to floor may have spread beyond the toilet space, under the toilet cubicle rear partition wall, for up to 200mm or so. If there is evidence of rot in floor-board on the other side of the partition, this will also require removal and making good with new materials. Carpet covering this section of floor outside the toilet cubicle, has not yet been lifted for inspection. Reinstall toilet bowl and new cistern unit. Reconnect plumbing including sewer to professional standard.

Excellent tradesman. Worked with me to try and get the job done at the earliest opportunity, despite the notification of the job happening in the week of Christmas. Good communication throughout the process. I wouldn't hesitate to contact Jim if I require other smaller repair jobs to be undertaken. Reliable and thorough.
