Job description

House Repair & Maintenance
North Shore

I have a 4m x 4.3m of subflooring that needs to be inspected for damage as it is concave upwards for some reason. The 1 side of the room is level with the other side and the 4m x 4.3m subfloor in between has a drop of 10-15cm in some places. See the drawing attached (Side View on the image). Please also see the photos which shows the area that is affected. The work involved will be to lift up the carpet covering the subfloor, inspecting the cause of the unlevel subfloor and repairing it and putting the carpet back. We need to see if it is easy to fix by replacing part of the sub-floor or is there a bigger issue maybe related to the joists maybe. I need a registered builder/carpenter, professional who can repair it for us. It might affect the structure of the house so need someone who knows how to fix it correctly. The house was built in 1977, is 2 storeys, bungalow style and the issue is located in our living room upstairs. At the end we need the subfloor repaired and it needs to be level with the rest of the room so that we can install laminate flooring later. The laminate flooring installers mentioned we are unable to install laminate if the floors are not close to level and in our case it drops by 10 cm to 15cm so there might be some bent sub-flooring or some water damage or something. If possible, I will be home on Monday (24 May) and can show the person who will work on the job the issues. I am also available over the coming weekend if you want to stop by. Not sure about cost as it determines what the investigation reveals. So we can pay per hour until we can determine what to do next after that. Once we know the cause of the issue and how to fix it, we can discuss a fixed price job.

Chris was a pleasure to work with. He arrived on time, removed the carpet and was able to identify why the floor wasn't level. He removed the subflooring and managed to raise the floor a bit to remove the big dips in the floor and to level it. This helps us to be able to finally put some laminated flooring in without having to use to much compound on the big dip areas. He managed to finish the job in 1 day. He is professional, honest and did a great job. Highly recommended.
