"Kevin Heppleston, business coach from Ascendency ‘Business and Personal Mastery’ found difficulty accepting the severity of the scope of works required. Not interested in best practice, a contradiction from a person practicing as a professional business coach. All Kevin was interested in was his budget, to spend the absolute minimum for a patch up job. Kevin had no concerns about the severity of borer/dry rot to framing timbers compromising structural integrity of his rental property posing health & safety issues for future tenants. As a professional tradesman builder I will always work to a high standard to comply with building code & other legislation. Kevin’s review is unjustifiable. Tuesday 29/7/14 Upon initial site visit, estimate cost of $500.00 for repairs to left hand vertical side of wooden timber frame only, to provide solid fixing to rehang existing opening casement window securely. Proceeded with job, more extensive than first job scope due to unforeseen circumstances. Interior window sill board deteriorated at both ends due dry rot, required to split out to remove for total replacement. Removed interior architrave, dry rot to framing timber, compromising structural integrity, leaving no solid fixing for initial estimate for repairs to left hand vertical side of wooden timber frame only. Removed casement sash from window frame, numerous different types & lengths of screws were used, obvious previous unsuccessful repair attempts have been made to secure sash to window frame. Further investigations necessary to determine the extent of repairs required to ensure solid fixing to rehang casement sash to ensure casement window functionality & weather tightness Removed of the entire left hand vertical side of window frame, extensive dry rot to structural framing timbers Made phone contact with Kevin to advise extensive borer/ dry rot to framing timber compromising structural integrity. Also dry rot present in exterior timbers, weatherboard cladding, and window trim, facings/scribers. Will require new head/ sill flashings for weather tightness Advised Kevin, will temporarily ply board up opening to secure and limit weather tightness. Wednesday 30/7/014 8.30am onsite with Kevin to re-evaluate change to job scope, due to unforeseen circumstances. Both agreed change from original scope of works, now escalated to total replacement of window, with one sourced secondhand from building recyclers. Additional costs • Structural framing timbers • Interior wall linings, • Interior finishing timbers, sill board, architraves with packing strips & skirting’s • Re-fix window pelmet • Exterior timber weatherboard cladding, window trim, facings/scribers. • Will also require new head/ sill flashings for weather tightness. Monday 4/8/14 Phoned Hutt City Council Building team, had conversation with Dan, all repair maintenance, to comply with Department of Housing & Building, schedule 1 (work that doesn’t require a building consent). As long as the work is ’lawful’ which means it must comply with building code & other legislation. Having difficulty sourcing secondhand window to suit existing window opening. May need to consider custom made replacement timber window. Option 2, back up new replacement joinery quotes from last week available. Tuesday 5/8/14 8.12am, made phone contact with Kevin, tried to explain the scope of works required to comply with building code & other legislation. Not interested. Instructions from Kevin, only to proceed with repairs only. Suggested to Kevin best option is for a new replacement timber window approx. $1500.00 including glass, Kevin’s response, this will eat into my budget & advised only make repairs as discussed on initial site visit. 9.00am, onsite with another tradesman builder for second opinion on scope of works. Same conclusion, extensive works required, obvious previous unsuccessful repair attempts have been made to secure sash to window frame & overtime has deteriorated to the stage where repairs will not comply with building code & other legislation. After seeking second opinion from another tradesman builder I personally cannot continue with initial scope of works instructed by Kevin to just repair. As a qualified tradesman builder I personally 100% guarantee all my work. And always work to a high standard in a tradesman like manner to comply with building code & other legislation. Costs to date including materials $ 200.00 + GST. "
