A couple needing a place to live in

Hi, I would like to find someone to build a place we can live in, and renovate slowly ourselves over time. There are some pieces of land for sales on the area with services connected (water, electricity, sewage) We have a very limited budget (170K max for what is related to building incl. transport costs, building consents etc. excluding the price of the section). Although cheaper would be better of course. We are more than happy to do the painting ourselves, and all what we can do without a trade qualification ourselves, and find the kitchen/appliances, doors, windows... on Trade Me, FCB market place. Working in the tourism industry, the banks consider our minimum guaranteed income, which is why our total budget is so tight (all up 295K maximum) We are not asking to build the interior walls yet, as long as it is possible in the future. Happy if the house built has the kitchen/kitchenette, shower and toilets. That is all. We don't mind if it's rough at all, just needs to pass the building consent. Happy to use metal claddings if it's cheaper, happy to have a shed-looking house if it's cheaper. We saw a Coast to Coast kitset for 87,000 dollars, but that's just the materials, and we think it might cost too much to build. We also saw a Versatile shed+sleepout kitset for about 50,000 dollards, but we are not sure that it can be modified and built so it gets consented as a house. A picture attached is how it could be modified (without the second bedroom being built) The other picture attached is what idealy we would like in a far future. Completly open to suggestions.
