Balcony renovation

I am looking for a builder to lead consented renovation of a balcony, subcontracting as needed, according to architectural design/specifications that are going through consent now. I would like this work done this summer (ie between October 2024 and Feb 2025) The current balcony is a non-pitched liquid membrane balcony with balustrades that pierce the membrane surface and an internal gutter. The job is to replace this with a pitched sheet membrane balcony with externally fixed aluminium balustrades and guttering. The job will involve: (1) Building work to remove existing balustrade/membrane, rebuild rafters, lift the sliding door to a higher upstand, replacing a few cedar panels that need to come off to remove membrane. (2) Sub-contracting to the membrane installation. (3) Sub-contracting plumbing (4) Sub-contracting the balustrade installation (5) I expect to be quoted an hourly rate for discovery, ideally providing some forewarning on how much to provision.
