An area around a window frame needs to be enclosed. A mastic was present on one of the exposed window frames and was tested - it is considered a low-risk material, as it is ‘non-friable’. This means it will not readily release airborne asbestos, as the asbestos is bound within the matrix of the product. The laboratory confirmed that the material does not render the property too dangerous to occupy. It is considered ‘reasonably practicable’ to tidy up and enclose the area to further reduce risk as far as possible. It has been recommended that a minor cleanup of the immediate area using an H-class vacuum be undertaken, and that the internal wall lining be reinstated so that the material is enclosed.
