The butinol covering over the deck has failed along the joining seam. Water has gone under and damaged the chipboard which has sagged in a couple of places. A plastic covering has been placed over the deck to stop any further water getting under the butinol. The repair will require removal of the aluminium ranchslider which gives access to the deck, removal of a small narrow aluminium window in the bathroom that looks out on the deck. Removal of the butinol and replacement of the chipboard with 22 ml treated ply and then Traffic Guard(or similar) being put down. Over the top of the ply with new flashings across the ranchslider base and window base before they are reinstated. The balustrade posts and top rail of the safety railing will have to be removed before the job starts and then reinstated on completion. The deck is one level up from the back of the house and materials can be easily lifted up onto the deck from the back yard. I can meet you on site if you would like to have a look over the job. This is a tenanted property so I will have to advise the tenants when going onto the property.NB. The weatherboards are Hardies cement boards.
