Basement flat built on a sloping section 1930s underneath top story. Rotted joist from leaking chimney (chimney fixed) but joist? needs replacing and damaged wallboard in bedroom. Soil has accumulated and weatherboard need replacement. Kitchen built at one end near ground and subfloor/floor dry rot needs replacing. Subfloor ventilation needs improvement/ underfloor insulation piles at back of the rooms close to ground. Possible dry rot as the back wall of the flat built against ground and not insulated - built 1930s. Work may need to be done in stages and require separate quotes. Flat will be vacant 3 weeks Easter to mid May but work could be started/done earlier one area at a time?
