4.5m x 4.5m flooring repair after gradual water cylinder leak

We had a gradual leak from the hot water cylinder and need to replace about 4.5m by 4.5m of flooring. The hot water cylinder was enclosed and this was revealed after wanting to replace carpet. The area affected has a wall in the way as well - see pictures. The next step is a plumber is coming to take the cylinder out then we need a builder to repair the flooring/affected areas so we can replace the cylinder.
